You name the rent — you set it, and the actual rent isn’t guaranteed. Gold Coast homestay rooms commonly list around $200–$350 a week. Nestbys charges a one-off $99 connection fee, then ongoing membership — $39/week pay-as-you-go, or $29/week if you prepay your stay — covering platform access, our support team and the homestay toolkit. Never a percentage of your rent.

Every proposal comes to you first. You read the guest’s profile, message them, and accept only if you’re comfortable. You are never pressured to take anyone.
Guests confirm 18+ and build a verification level
Guests confirm they’re 18+ at signup and can verify their government ID and sign the Code of Conduct to raise their trust level. You read each guest’s profile before accepting a proposal — we don’t guarantee behaviour, but you’re always in control of who you let in.

There's a plain-English sample agreement you can adapt as a starting point — move-in date, weekly amount and house rules. The terms are yours: finalise everything directly with your guest.
